Montana has 56 counties and is a lien state.
Like a few other states Montana Tax Sales have a combination of interest and penalty with 10% interest plus a 2% Penalty. Depending on the situation you will have either a two or three year redemption period.
Montana is a state where it pays to be the “early bird”. Ownership to the tax lien is sold on a first come, first serve basis. As early as 60 days prior to the sale date, potential tax lien certificate buyers can notify the property owner of record by certified mail of their intention to purchase the tax lien from the county. Simultaneously notification must be given to the collector’s office with proof as soon as you send out the notice. The date the collector’s office receives the proof of owner notification is what determines the first come, first served order for the sale, as long as payment for the lien has been received in the collector’s office within the two week notice period.
